Been meaning to write to you for a little while now, to thank you for the recent sale of our Bonnyrigg property.
As we all know, the market has deteriorated badly in recent months. Likely worse to come.
You had kept in touch with me for over 2 years, since we last tried to sell the property. With another agent.
This time, it took me several months to convince my investment partners we should sell. And that was at our loss.
Once they finally agreed, you made it very simple and kept us always in the loop.
And you were on the spot to know the neighbouring property had also come onto the market soon after us. The race was on....
You were always realistic and made no salving promises or claims to feed our expectations. And you delicately handled the issue of inspections whilst keeping our tenant on side.
When it came time to field offers, I believe you acted well, on our behalf. Even when the purchaser became a little nit picky and kept trying to reduce his offer.
Incredibly, from the time we signed your agency agreement, until settlement on 18/1/19, was just 3 months. Even more remarkable when you consider the loss of time over Christmas and New Year holidays and solicitor shutdowns.
On top of our sales success, the property next door failed to sell at auction. I understand from you, that it did eventually sell, but for around $40,000 less than ours. The two properties were very similar.
Now my investment partners can't stop saying how happy they are that we sold !
